Homes for Good managers public housing units in Eugene, Springfield, Creswell, Cottage Grove, Veneta, Florence and Junction City. We also manage Abbie Lane Courts and Fourteen Pines Apartments where your rent is typically based on 30 % of your adjusted gross income. We also manage Village Oaks Apartments and the Firwood Apartments where residents pay a flat affordable rent.
In subsidized public housing or multi-family housing units, first preference is given to single individuals who are either elderly or disabled, or to families with children. Firwood Apartments is the only complex where we can house single individuals who are neither elderly nor disabled. At Village Oaks, we will also house single full-time students, but one-bedroom units at this complex are rarely available.
Typically the bedroom size you are assigned is based on the number of people in your family. In most cases we use the guidelines of 2 people per bedroom. If you have questions about your specific situation, email us or call us at 541-682-3755
The wait for housing can range from months to years, depending upon the bedroom size, program or location. The waiting list page will show you who we are serving now by date of application.
Most of our housing programs have income guidelines. In general we are looking for applicants who will be good neighbors, pay their rent on time and take care of their homes. The intake process typically involves a background check and landlord reference checks. If you have a criminal background, do not have landlord references or have poor reference, you may still qualify. We can discuss your specific situation during the Intake process.
In our Public Housing Program and at both Fourteen Pines and Abbie Lane, your rent is based on 30% of your adjusted gross income. Rents at Village Oaks Apartments and Firwood Apartments rents are set at an affordable flat rate. You will need to have enough income to pay the flat rent to quality at these complexes.
Move-in costs for public housing include a deposit ranging from $275 for a one-bedroom unit to $425 for a two-bedroom unit, and $575 for a three-bedroom unit, and $650 for a four-bedroom unit. At Abbie Lane and Fourteen Pines, the deposit is $50 or the monthly rent, whichever is greater. Along with the deposit, new residents will pay only a pro-rated first month’s rent. The leases are month-to-month, and there are never any fees for applying for our programs.
We offer homes throughout Lane County that are safe and affordable. If you are looking for housing in a certain city or area, find out more about your housing options by going to our Find a Home page.
Federal law prohibits housing authorities from renting to registered sex offenders, or to people who have manufactured methamphetamines in a subsidized unit. Otherwise, we review criminal histories on an individual basis. In the case of illegal drug use or alcohol-related arrests, an applicant must show that he or she has at least one year clean and sober. If you are found ineligible due to your criminal history, you will have the right to a hearing in which you can demonstrate that you no longer engage in criminal behaviors, and if necessary that you have sufficient clean-and-sober time.
Residents may have one dog or cat weighing less than 30 pounds with an approved pet application and a $200 deposit. For more information about our Pet Policy or our policy regarding Service or Assistance Animals please see our Resident Toolkit
We offer a number of fully wheelchair accessible units. These units are provided first to current residents who need them. Applicants or residents who require an accessible unit, grab bars, ramps or other accessibility features may submit a Reasonable Accommodation request for us to install these items. Please contact Greg Frazer if you have additional questions regarding available features.
Homes for Good owns a wide variety of housing, and provides it at a subsidized rate -- significantly below-market rates to qualifying low-income Lane County residents. In most cases rents are set based on 30% of your income. Homes for Good properties are managed by our staff, or by a contractor. We set high quality and safety standards for all our properties.
